Tenants have a great deal of protection, and obtaining possession can be a complex and lengthy process, whether for rent arrears, anti-social behaviour or simply because the landlord wishes to use the property for other purposes. Worse, the courts are often reluctant to make possession orders unless they have no other option, and a small error by the landlord at any point can mean that the whole procedure must start again at the beginning, resulting in months of wasted time, and potentially thousands of pounds of unpaid rent. When the tenant is finally evicted, there is frequently a large sum outstanding which the landlord may have difficulties collecting.
